Given its 182 years of history, it’s curious that there’s never been a residential development directly overlooking Flemington Racecourse. That changes though, in 2022, with the launch of The Darley, where residents will have wide-ranging views of Melbourne’s northwest – including its iconic horse-racing track.

Located 15 minutes from the CBD, The Darley is also in range of food, shops and some fabulous natural beauty. Residents might pay a dinner-time visit to Laksa King or duck out to grab a morning coffee from Wolf and Hound, or simply take a stroll along the banks of the Maribyrnong River.

The Darley also features an on-site cafe by Scott Pickett (most recently of Smith Street Bistrot, and private dining rooms in which residents can host their own dinner parties. There’s a health and wellness centre equipped for various modes of exercise – from yoga and weights to a jog on the treadmill. On level 7 there’s an infinity pool that overlooks the racecourse.

The Darley boasts a bunch of sustainable design and innovation credentials. It has achieved a five-star Design and As-Built rating with Green Star, Australia’s leading sustainability rating system for buildings. The project also features plenty of bike storage, electric-vehicle changing stations, high-efficiency LED lighting, and water-efficient fixtures and fittings. The majority of the waste generated in the construction will be recycled or disposed of sustainably, with a focus on reducing landfill.
